
BESIX RED France, through its subsidiary Madeleine Properties, and Swiss Life Asset Managers France have formalised the sale in future state of completion (VEFA) of PURE - La Madeleine, an office project in the heart of the European metropolis of Lille. This 8,000 m² building, designed to meet new work practices and environmental challenges, is set for delivery in mid-2027.

An ambitious environmental approach
PURE - La Madeleine involves the demolition of an obsolete 1980s building - which no longer met current needs or standards, particularly in terms of energy efficiency, equipment and safety – along with the removal of a surface parking lot. This project will make way for a modern and innovative 8,000 m² workspace, accompanied by an open-ground garden of nearly 1,000 m².
As part of a sustainable development approach, PURE - La Madeleine promotes soil renaturation and permeability by replacing impermeable surfaces with open green spaces, thereby contributing to rainwater management and biodiversity. The project also prioritises material reuse to reduce its ecological footprint.
By incorporating energy-efficient technologies such as solar panels and heat pumps, the project is aiming for BREEAM ‘Excellent’ and WELL ‘Gold’ certifications.

PURE connectivity, wellbeing and sustainability
PURE - La Madeleine will offer a work environment designed to foster collaboration and wellbeing. The building, composed of two wings surrounding a central atrium, will be bathed in natural light and surrounded by greenery. The creation of several outdoor terraces and a 1,000 m² landscaped garden - entrusted to local landscape architect LAND- will reduce the heat island effect, improve air quality and enhance local biodiversity.

Located on Avenue de la République in La Madeleine, at the heart of the Lille European Metropolis (MEL), PURE - La Madeleine will benefit from exceptional accessibility. Just a ten-minute walk from Euralille and the Lille Europe international train station, the project is part of a district known for its strong functional mix and its close proximity to major European metropolises.
By replacing an obsolete building with a modern, aesthetically pleasant and sustainable one, PURE - La Madeleine will contribute to improving both the visual appeal and functionality of the area.
This agreement strengthens BESIX RED's presence in France, and more particularly in the Lille metropolitan area, following the success of our previous office project ‘Perspective’ in Euralille.
